ddns - 'not a zone' - cannot get it to work

That nsupdate works only proves that it's possible to dynamically
update the zone.  It doesn't say anything about the correctness of
your dhcpd.conf file.  Also, are you running nsupdate from the 
same machine that runs the DHCP server?
